Homes Sales Statistics & Market Values

Recent Maine Sales Results - 2006

Home Sales Statistics2006 was a tumultuous year for real estate in Southern Maine, as it was for most parts of the country.

The sales results in total for both Cumberland County and York County yielded a total unit decline of single family homes of 9.9% and 16.2% respectively (as compared to 2005 Sales Results). Condominiums also declined significantly - 7.1% and 20.1%.

Selling prices, however, did not experience drastic declines and in fact showed a modest increase of 3.9% in Cumberland County.

Home sales, units and prices varied considerably from town to town. In Portland, for example, the actual number of homes sold increased 39 units or 7.1%. Condominiums, however did not fare as well, as the sales numbers indicate. The sales for each town are listed in the graph below, along with a comparison to 2005.

Maine Real Estate SalesA trend that was consistent throughout 2006, in nearly all communities, was days on market. In nearly every case there was a significant increase in the time it took to sell a property in 2006, compared to 2005.

Additionally, homes took longer to sell in the second half of 2006 as compared to the first half.

Overall the market for the communities of Portland, South Portland, Cape Elizabeth, Falmouth, Old Orchard Beach, Scarborough, Yarmouth, Cumberland and Freeport appears to be improving as we enter 2007.
