At the southernmost part of Mid-Coast Maine is the picturesque town of Harpswell. Following a decline in 2014, home sales have improved the last two years. Single family home sales increased in 2016 an impressive 30.2% - resulting in one of the highest rates of increase in all of southern Maine. Unit sales of 138 established a new Harpswell record, topping the previous best set in 2015.

Home prices also improved accordingly in 2016 as the median selling price of $379,950 represented an increase of 5.9%, which was better than most communities in Cumberland County and consistent with other results across the state. 2016’s median pricing represented three years of price improvement and was surpassed only by the $381,250 achieved in 2013.
Condos are a small part of the market, as only 6 were sold in 2016 compared to 5 in 2015. Land sales improved to 29 in 2016 compared to 20 in 2015 at a median price of $125,000.
The ocean is a significant component of any Harpswell real estate transaction, and an amazing 71.0% of all sales included some sort of waterfront (ocean, harbor, bay or cove). While these properties were discounted heavily in prior years, in 2016 there was an overall strengthening in the market. Pricing, while influenced considerably by location and proximity to the ocean, improved over prior year by 23.2% ending the year at $465,000. Overall, the number of homes in this segment increased from 76 in 2015 to 98 in 2016.
In 2016 seven properties were sold over $1,000,000 compared to five in 2015. In general, however, waterfront homes we less expensive in Harpswell versus communities further south.
