At the southernmost part of Mid-Coast Maine is the picturesque town of Harpswell.  Located on one of Maine’s ‘fingers’, Harpswell, with its 216 miles of coastline, is comprised of Orr’s Island, Bailey Island, Great Island, and Harpswell Neck plus over 200 smaller island accessible only by boat.  Not far from Brunswick and Freeport, Harpswell is a fishing community with a burgeoning retirement and vacation populace.

Old, white farm houses dot the coast line with rolling hills and the rocky beaches making every turn of a corner another photo opportunity. With some of the few remaining working harbors on the Maine coast, it offers an authenticity of which local residents are proud.

Looking for some Maine lobster?  Take a walk down to any number of docks to get the freshest of the fresh shellfish off one of the many ‘lobster pounds’ nearby. You haven’t tasted lobster until you have picked yours out off a boat that has just returned from sea! 

Haprswell is that rare spot in Maine that offers a wide range of waterfront real estate – at relatively affordable prices.  In the communities of Cundy’s Harbor, Bailey Island and Orr’s Island you will also find a wonderful collection of artisans, craft makers, florists, stores and shops of many kinds – which will satisfy most all your needs. More traditional shopping and dining needs can be met in nearby Brunswick.

Single family home sales decreased in 2017 by 3.62% - which may be the market stabilizing after a record high in 2016.  Unit sales of 133 established the second highest sales in Harpswell records.

Home prices continued to grow in 2017 as the median selling price of $400,00 represented an increase of 5.28%.  2017’s median pricing represented three years of price improvement and was a record high.

Condos are a very small part of the market, as only 2 were sold in 2017 compared to 6 in 2016. Land sales grew for the fourth year in a row to 32 in 2017.

The ocean is a significant component of any Harpswell real estate transaction, and an amazing 74.44% of all home sales included some sort of waterfront (ocean, harbor, bay or cove). Pricing dropped slightly for this bracket by just 2.81% ending the year at $450,000.

In 2017 ten properties were sold over $1,000,000 compared to seven in 2016.  In general, however, waterfront homes were less expensive in Harpswell versus communities further south.
