Cumberland is located just 15 minutes north of Portland. This suburb of Portland is one of the fast growing communities of Cumberland County. 

Cumberland, MaineCumberland stretches from the coast of Casco Bay to the rolling inland hills made up of apple orchards, small family farms, pastures and horse land. Cumberland offers an easy commute to most major area employers, shopping and medical services yet provides a relaxed small-town atmosphere.

Located just off the coast in Casco Bay is the charming island of Great Chebeague. This island was a part of the town of Cumberland until July 1, 2007, when it formed its own local government.

Educational Excellence

Cumberland boasts an outstanding school system which is known to excel in both academics and athletics. As part of MSAD 51, local schools include Wilson kindergarden, North Yarmouth and Drowne Rd elementary and Greely middle and high schools.  Cumberland's school budget is $6,517 per student compared to an national average of $5,691.  The student/teacher ratio is 12.3.

Cumberland real estate is unique in that it varies dramatically from the Cumberland Foreside with its coastal waterfront homes on Casco Bay, to its suburban neighborhoods and pastoral mini-estates to the west. Cumberland retains its rich farming history through the Cumberland Fair, one of the state's larger agricultural fairs, which has been held yearly in since 1868.

A quick glance at properties for sale in Cumberland will reveal that the town has a wide variety of single family homes available, including some very expensive and exclusive properties.  Compared to other parts of southern Maine Cumberland offers some very compellingly competitive prices for ocean front and ocean view homes.

Cumberland home sales have increased every year since 2009, and in 2013 reached 159 - the highest level of the past decade. Condo sales are a small part of the overall market, and declined in 2013. New construction slowed as only 17 land parcels were sold, compared to 33 the previous year.

The median selling price improved dramatically in 2013.  The price of $357,500 was the highest since 2005.  The mix of homes sold in 2013 shifted to higher-priced properties.  In 2013 37 homes valued at $500,000 or greater were sold, and 7 priced over $1,000,000.  In 2012 14 homes over $500,000 and only one priced over $1,000,000 were sold.

Across the state of Maine single family home sales were up 13.6% in 2013 versus 2012.  Pricing also was up 2.9%, reflecting a trend of sustained improvement over two consecutive years. Cumberland County sales volume improved 13.6% while pricing was also up a dramatic 7.1%.

Cumberland is one of the most desirable locations in the greater Portland area. Located on Casco Bay, the town offers great access to the Maine coastline. While the town itself is small, its proximity to Portland, Falmouth, and Yarmouth means its residents can enjoy their close-knit community yet still be within a short drive of larger city amenities.

The Cumberland real estate market, like all markets across the country, is affected by many factors.  It is a relatively small market, yet one of the higher-priced markets in Southern Maine. As a result, often month-to-month results yield wide fluctuations.  Reviewing sales data on a YTD comparion attempts to moderate the affects of seasonality, cyclicality, unusual high-end sales and macroeconomics.
