Falmouth Maine Real Estate

Home Sales & Residential Property Pricing Reports 

There are three primary residential areas of Falmouth - the Foreside (along the ocean), East Falmouth and West Falmouth. The area features many small subdivisions that offer opporunities for new construction - although new housing starts have lagged in recent years. 

2011 Sales Results

Falmouth has historically been a strong residential community just north of Portland and in 2011 that trend continued.  Although actual single family homes sales were lower in 2011 compared to the previous year, the decline in medain selling prices abated.  The median price of 4413,625 was only .7% below the 2010 level.  It is significant to note that final selling prices were 94.6% of their original list price. 

Condo sales, which are a small percentage of the Falmouth market, were also below 2010 with only 18 sales.  Prices were up due to a high percentage of new construction in this market segment. Land sales also improved in 2010 in both volume and price. 

With more expensive homes available for sale in Falmouth, the DOM was also somewhat higher than other local communities at a median of 72 days.  The average DOM was considerably higher at 108.

The Falmouth real estate market, like all markets across the country, is affected by many factors.  It is a relatively small market and often month-to-month results yield wide fluctuations.  Reviewing sales data on a annual YTD comparison attempts to moderate the affects of seasonality, cyclicality and macroeconomics. During this latest period pricing greatly improved with a median price of $353,393. Inventory is is extremely hight – thus keeping competition among sellers acute.
