Making Sense of the Data
Our real estate statistics are based on the latest numbers from the Maine Multiple Listing Service. Every time you make a home search or view a Maine real estate area on this website, our data feed gathers search-specific information on homes for sale, sales pending, and homes sold this week. We then calculate averages for price, time on market, absorption rate, and months of inventory. Those new to real estate statistics can read an explanation of each term below. Homes For Sale: Includes all single family homes for sale that are currently listed by realtors. The total also includes short sales and foreclosures that are included in the Maine MLS. Sales Pending: Includes all homes that have gone under contract in the last 30 days, or the most recent month-end, which ever is more current. Essentially this includes all single family homes that were listed for sale and the seller has accepted an offer from the buyer, but the sale hasn't closed yet. Sold this Period: Homes that have sold, typically during the last 30 days or as of the end of the last month reported. Home Sales Statistics
Median Price: The median price of all single family home sales as of the end of the most recent month. Median Days on Market: The median length of time single famiy homes have been listed for sale and sold during the last reporting period, normally as of the end of the most recent month.. Pending Ratio: This is the number of properties going under contract compared to the number of active properties on the market during the most recent reporting period. Absorption Rate: This statistic measures the rate at which real estate is selling. It is calculated by comparing the active homes on the market by how many have sold in the most recent period (30 days, for example). This provides insight as to how long it may take to sell a property, normally measured in weeks or months. Annual Maine Home Sales 2005 - 2012
