Whether you’re buying or selling a home, video is a more important element of the decision making process than ever before. In many ways it's a natural extension of today’s technology.
However, not all real estate agents are employing the newest tools. Many are simply using photo slideshows - or no video at all! In today's market, that is simply unacceptable.
Importance of Audio
In many cases people can overlook a bad picture, but they are much more critical of inferior audio, whether it be the overall sound quality or the message itself.
Therefore, the right script is essential – it is important to focus on the potential of a specific room or feature rather than simply defining “what it is”. Highlighting the special characteristics of what makes a home special for any potential buyer creates a sense of anticipation.

Focus on the Local Community
One great aspect of video is the opportunity to elaborate on the location – the neighborhood, the community - the things that make a given home unique. We have found that many people shopping online are unfamiliar with Maine in general and quite a few only have a general understanding of where different towns might actually be located.
Use Video to Capture Special Aspects
In many cases the video is the last thing that potential buyers look at. They have already seen photos, the MLS description and everything else that is available online. The video must take the “sense of the property” to another level and provide the “insight” that the other basic information cannot.
