Yarmouth, Maine is located 11 miles northeast of Portland and offers some of the most enjoyable and beautiful city parks and boating in Southern Maine. The Cousins River separates a portion of Yarmouth from Freeport and the Royal River flows through the center of the Town.

It's downtown area is highlighted by grand Victorian style homes, small boutiques, and a selection of unique shops and local businesses.

Close to the village you will also find quiet residential neighborhoods and recreational opportunities provided by the Royal River, Cousins River, and Casco Bay. The Royal River Park runs alongside the town's Royal River, offering a scenic setting for residents in Yarmouth's downtown area.

Travel along walkways to picnic areas and to an outdoor concert pavilion. The area offers bicyclists and pedestrians a scenic route to and from the town's commerce center.

Educational Excellence

The Yarmouth schools system is one of the best in the state of Maine and has been recognized nationally for outstanding performance. Expenditures per student are some of the highest in the area at $4,404 and the student/teacher ratio is 11.6. boasts one of the best high schools in the country. Yarmouth High School was classified "Gold" in 2012 by US News & World Reports and #3 in the state.  Yarmouth is also the home of North Yarmouth Academy, a private college preparatory school.

July the Yarmouth Chamber of Commerce hosts what is one of the best and largest family festivals in the state, the Yarmouth Clam Festival. The event brings tourists and residents alike to enjoy and celebrate a downeast flavor.

Real Estate Sales

2013 was an impressive year for Cumberland real estate.  Home sales of 106 set an all-time record, as did the median selling price of $392,000.  Unit sales were up 11.6% and prices were up 5.7%.  This resulted in two consecutive years of exceptionally strong sales growth.

Sales were up in almost all price segments.  The biggest growth was in the category of homes priced from $250,000 to $500,000.  Sales in the price range grew 23.8%.  Homes priced below $250,000 declined.  There were eight home sales priced above $1,000,000 compared to five the previous year.

Condo sales represented 19% of the total market and unit sales increased 38.9%.  Pricing was also up 10.9%.

Across the state of Maine single family home sales were up 13.6% in 2013 versus 2012.  Pricing also was up 2.9%, reflecting a trend of an overall improved real estate market dating back two years. Cumberland County sales volume improved 15.6% while pricing improved a dramatic 7.1%.

Yarmouth is one of the most desirable locations in the greater Portland area. It is a classic New England town that still can be considered a “village”.  The small downtown includes a combination of old homes and small businesses, a beautiful parkway along the picturesque Royal River, a sheltered port in Yarmouth Harbor and a diversified commercial base along U.S. Route 1. Yet it is still close the southern Maine business hub of Portland.

The Yarmouth real estate market, like all markets across the country, is affected by many factors.  It is a relatively small market, yet one of the higher-priced markets in Southern Maine. As a result, often month-to-month results yield wide fluctuations.  Reviewing sales data on a YTD comparion attempts to moderate the affects of seasonality, cyclicality, unusual high-end sales and macroeconomics.
